Rental Property Maintenance: A Seasonal Checklist for Southwest Florida

  • Irrigation system: Test all sprinkler zones and adjust for the rainy season schedule. Overwatering during summer creates drainage problems and attracts mosquitoes

Summer (June – August): Hurricane Season and Humidity

Summer in Sarasota means daily rain, extreme humidity, and the peak of hurricane season. Proactive maintenance during this period protects your property and your tenants.

  • AC monitoring: Air conditioning systems work hardest during summer. Check in with tenants about performance and schedule a mid-season filter change

  • Post-storm inspection: After any significant storm, inspect the roof, soffits, fascia, fencing, and landscaping for damage. Document everything with photos for insurance purposes
  • Gutter cleaning: Fall brings debris from tropical storms. Clean gutters and check for damage
  • HVAC filter replacement: Replace AC filters after the heavy-use summer season
  • Interior inspection: If your property is between tenants, do a thorough interior inspection including flooring, appliances, plumbing fixtures, and interior paint
  • Seasonal tenant prep: If you manage seasonal rentals, begin preparing the property for winter-season tenants arriving in December or January
